Ownership structures
Start with the project-specific ownership documents. Ask an independent Indonesian legal adviser to review the proposed structure, the land title, any lease terms and the requirements that apply to your intended use.
Compare control, costs, ongoing obligations and exit arrangements before committing. Request the Investment Pack to prepare your questions and due diligence.
Planned construction & handover
Construction is planned to start in January 2027, with a 16–18 month build period. The Investment Pack indicates handover from mid to late 2028 for the first build sequence. Villas are built in sequence as they are sold; your contract confirms the schedule for your villa.
Payments by milestone
- 15% at contract signature.
- 25% when foundations are complete.
- 25% when the structure is complete.
- 25% at the walls, electrical and plumbing stage.
- 10% at completion and handover.
The pack lists a reservation deposit of USD 10,000 for single-storey villas and USD 15,000 for Alun (Villa C). It is held by the notary and credited against the first 15% instalment.
What the price covers
Turnkey villa construction, private pool, garden, interior finishes, fixed fittings and technical systems. Ask for the detailed furnishing schedule and the separate acquisition, notary and ownership-structure costs before reserving.
This is a summary of the project Investment Pack. Final dates, scope, payment conditions and reservation terms are confirmed in your written agreement.
FAQ
Ask for the project-specific title and ownership documents before committing. Your independent Indonesian legal adviser should confirm which structure is available to you, the conditions and any restrictions. Request the Investment Pack to begin that review.
A PT PMA is an Indonesian limited liability company with foreign investment. Whether it is appropriate for you depends on the proposed activity, the property and your circumstances. Have independent legal and tax advisers review the requirements, ongoing obligations and costs before choosing a structure.
Request the written lease terms and ask your independent adviser to check the initial term, any renewal provisions, the price or pricing method and the conditions that must be met. Do not rely on a verbal promise or assume an extension is automatic. Confirm the project-specific terms before making a commitment.
The Investment Pack presents illustrative scenarios, not guaranteed returns. Review the assumptions for nightly rates, occupancy, management fees, maintenance, taxes and other operating costs, and distinguish gross revenue from net income. Request the current model for your chosen villa and review it with your own adviser.
